After finishing with renovation on a cabin rental I am in need of a good bank to refi with in TN. Any suggestions?

I am currently under contract for my first short term rental property in the Pigeon Forge, TN area and at the last minute the bank is wanting me to have a co-signer with a better credit score. A business partner is willing to help. I am bringing 100% of the cash to the deal for the loan and renovations. I have a deal in place for a management company at a 85/15 split. The goal is to refinance at a later date under just my name. What is a fair deal for the partner with great credit and no cash but wants rental income from the deal? Thanks!

Well thanks, I can start there. Would I then just contact the owner and see if they are willing to sell, depending on who the owner is?

So I'm totally new to real estate investing. I drive past this house on my way to work everyday. It's really run down and doesn't look like anyone lives there, in the summer the lawn gets mowed about twice a summer. I'd love to do a fix and flip or even the Brrrr strategy. How would I go about finding out more about the house?
