Hello I have a question, a friend of mine is thinking about investing with me as a private lender possible partner, my question is they plan on providing me the money for deals how do I go about holding the money.

My friend has been known to overspend sometimes and we all want the money somewhere safe from that, so do I open a escrow account, or a savings account until we are ready to jump on a deal?

Hello I'm having a issue with a vacant property that I found, using deal machine revealed the property is corporate owed in someones trust, how do I go about contacting this person?

Like the post says my wife and I are having issues brrr'ing because banks want our income from our 2 properties to be on our taxes which they currently are not, any ideas on banks that will look at leases and receipts to prove income?

Hey everyone, I am Jose my wife and I just purchased our first house that we plan on house hacking here in Yucca Valley CA.

We bought a 3/2 sfh, it was purchased with a 100% ltv loan with no pmi.

The way the home is setup is basically the master bedroom is connected to a guest suite, that we plan on living in while we rent out the remaining house.

We are looking forward to renting it out, and to meeting more local investors here in the high desert area.

We also plan on buying properties out of state in MI where we are originally from.

If you have are familiar with either the high desert or West MI areas I would love to talk with you.

My wife just purchased our first home. we plan on living in a guest suite and renting out the main house short term. 

My question is, is it possible for me to lease the property from her and I sublet it out? 

We live in CA and the property is completely in her name. 

We are trying to get around not negatively affecting her DTI so we can apply for more loans for more properties.

Hello, my wife and I are looking at house hacking next year and have a question regarding the legal line between rent by room and multifamily.

We live in Southern California where house hacking can be difficult to do if you wanted to live for free, so we are considering a rent by the room model. 

I am aware that I should, and will be seeking legal advice from a lawyer, but was curious if anyone else new the answer or had insight. 

To give you a example, would we be able to buy a single family house and separate a area off for us to live, and rent out the rest of the house by the room to others, essentially creating a faux duplex all in the same house. 

Would that make the residence a multifamily, or single family?

Any information would help, and thanks in advance.

Hello, I am a newbie looking to invest in my first rental property in 90 days.

My question is what questions should I ask my current cpa to see if they are familiar / comfortable giving real estate tax advice? 

I don't want to be rude to him but also want to make sure he is going to be a good fit for me and my business as I move into this new industry. 

Any ideas or advice would be greatly appreciated.
