Impact of short term rental income on appreciation

Hello

I am just wondering if there is any impact of short term rental income on appreciation similar to commercial real estate where the income directly impacts appreciation.

My neighbor does short term renta on a very similar property that I own.I would like to also know if he is doing very well in his short term rental would that also impact my propertie's appreciation?

Residential properties are based on comparable sales. An appraiser has no idea what your rental income is.
