Any St. Augustine Ocean and Racquet Club owners here?

If you own or even rent at the St Augustine Ocean and Racquet club please help with numbers. We are looking into buying another STR in FL on the beach at this complex. It has an on-site management (18%) which we would NOT use since we self-manage.

They set rates based on Ocean Front, Ocean View and Near Ocean, each with two or three seasonal rates over the course of the year. This means an ocean front building on the ground level with a view of the dunes rents for the same as the second and third floor units above it with views of the ocean. In my opinion, if I bought a first floor unit with a dune view, I’d expect to get less income than the other two, based solely on less occupancy. 

I’m interested in hearing if anyone owns here and self-manages and could confirm what I’m thinking. If the second and third floor true ocean views rent for the same cost, if I self-manage, couldn’t I ask for a premium for ocean view, unlike the management team.
