Listing vacation rental for sale while renting it

Hey Vacation rental folks!

Has anyone had experience listing their vacation rental for sale and rent at the same time? We bought our first investment house a couple months ago and are really on the fence about flipping versus trying it as a vacation rental. We are tempted to try it as a vacation rental for a few months and then list it for sale as well. I imagine you could let renters know that their reservation is subject to cancellation by owner until it is less than 45 days before the date. This would allow time for a sale to occur and it be rented.
