Allowing Dock Access to Guests?
Hey guys!
I will be listing a new ABNB property within the next few weeks. Its a really cool cabin right off of Lake Winnisquam (a large/popular lake in NH). The property is in an unrestricted HOA with a couple other vacation rentals but mostly season homes with some long term residences. Part of the HOA includes lake access with a shared dock owned by us including 16 boat slips. I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?
I read through the rules on the HOA and it clearly states vacation rental guests can use the dock slip if I have one to provide them however I just want to make sure I'm setting it up properly so neighbors/other boat owners don't get upset with multiple guests each month using it if it ends up being a popular request.
Anything helps!
Cheers!

Hey @Corben Briggs. I would allow access and I wouldn't do an upcharge for the use.
Make it part of the rental nightly rate. Don't nickel and dime the guests for every little amenity.
If it is available to you for zero charge, then pass through that and don't charge the guests.
I doubt that other boat owners will care much as long as the guests are decent boaters with some skill and are not running into their boats.

I agree with Mike. We have some homes with docks, some shared and some private and it is not an issue. It is also popular (here in FL) we have a lot of people with boats and skis that want to check out our area by boat. You should fare well!
@Corben Briggs - im an investor in airbnbs locally. The dock usage is important for many. You can also tailor a spot for kayak storage - etc. I try to appeal to what my customers want in the area. happy to connect offline and chat.
