How do you know whether to place a property under STR or rent out to regular tenants. What should you look for before deciding if a property is a STR or regular rental

Depends on your goals first.

Then are there are regulations against a STR in your area.

Run the numbers on both. A LTR might more since in certain situations.

Are you prepared to manage a STR yourself and be in the hospitality industry, or are you prepared to give up 30% of your gross income to let someone else manage it for you?
