Work around for STR in long term area
If I am in long term area but want to operate as an STR am I able to create a sublease from a long term lease that I can then lease to people for under 30 days. A property management company mentioned this as their work around saying they have guests sign a lease stating they are subleasing from them.

Great, another one of "those guys" who want to break the law.
Any PM telling you that is scummy and not to be trusted like @Mark Miles said.
Don't be 'that guy' who breaks the law. Either sell it, use as a LTR or look into the possibility of a MTR for some kind of traveling professional. Is there a minimum lease in your area? Find out. Some municipalities restrict at 180 days, some at 90, some at 30.
