Rental arbitrage in Baltimore MD

I have a property that I'm considering going the MTR route. But I'm also interested in renting it out as an STR or MTR arbitrage. I'm curious, how do I know how much to charge for rent if someone else is arbitraging the place? Also, if anyone is interested in doing an arbitrage in Baltimore MD shoot me a DM.

I would do about 115% of market rent, much larger deposit and probably profit sharing. This is your property that someone else wants to make money off of.
