STR Analytics (Airdna, STRinsights)

Hey! I am just starting in STRs and trying to pick the right and maybe out of state market. Is anyone/everyone using costly analytics like AirDNA and STRinsights? I have learned through research how helpful and accurate they can be, but I was wondering what people's thoughts were on comparing them to awning.com which is free.

Also, airDNA is great when you know what market/city you want to look for, but I don't see a way to search by "Best STR market" or "Highest Rental Demand" to help you find a hot or the next best market.

Quote from @Bruce Woodruff:

Sure use the tools that you have to pay for. But also just do your own research by going on VRBO/AIR and finding properties like yours and seeing what they charge and how booked they are into the future. This will only show you future info, but it is dead accurate.

And no, there is no magic tool that will tell you the next 'hot market'. If there was, we all would have already used it. You just need to sit at your computer for hours every day and figure that out yourself. People ask that question on this forum all the time.....do a search.

I think I made up a name for that. I guess it didn’t stick. ❤️🤣
