Currently in the process of creating a short term rental property management company in MN. My business partner is a real estate agent with a brokerage in our area. Does business from the company have to go through the brokerage he is a part of? Or can we file an LLC and operate because he simply has his real estate license in the state of MN?

In FL since it is considered transient rentals you do not need a license.  It is state by state so I would check with your states Department of Real Estate.  Also in FL practicing Real Estate without a license is a felony, so making sure you are compliant with your states rules are a big deal
