I'm looking into adding laundry to a PadSplit home with 3 bedrooms. I'd like to explore card operated laundry to provide that as an option for tenants, to offset the cost of running the washer and dryer while I pay for utilities. 

Does anyone have experience with card operated machines?

Is there a local store that sells them? 

Are they a pain to service compared to standard machines?

Do you have issues with payment reader? 

Is it better to go card or coin operated?

Does anyone have tips to expedite the eviction process? I have tenants that haven’t paid rent since October (5 months).

-My PM filed for eviction in December.

-We’ve offered cash for keys and that was ignored. 

-We filed for write of possession which was granted but now the Fulton court system has been down for weeks due to data breach or something.

I’m assuming I’m dealing with professional squatters and likely identify fraud, as they are not responding to court ordered documents. 

Any advice is welcomed.

The lease would dictate all of this, but I've found that tenants could use visual reminders as to the rules. apparently no one does this?

Does anyone have a document they leave behind for long-term renters displaying house rules? I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. 

but I don’t want to reinvent the wheel!

You are over-leveraging, which is not wise. You should have saved up the funds necessary to furnish the property.


 Thanks Nathan. I have the cash and reserves to furnish. Was curious if this strategy made sense to boost cash flow in year 1. Seems like most people prefer to furnish with cash, based on responses I got.

@Ryan Shekell Don't spend huge amounts of $$ furnishing your places. There is no decent ROI doing this. Do a search here, this question gets asked all the time. You will see the experts can furnish a place for $5k and have it look better than all that new, hotel looking and feeling junk.

Even show like 'Stay Here' gets a lot of their stuff at high-end thrift stores, and she a famous designer.....

Save your money and get a better looking STR.

Already scouring thrift shops! Will def keep this in mind. Thx!

Def do t have to, just trying to maintain reserves while getting set up.
