Looking for Seasoned STR Broker on Florida East Coast

I own a condo outright across the street of the university of Utah in Salt Lake City and have been trying to get HOA to allow STR it for a long time. I live in Florida and am thinking of using a 1031 to transfer to a beachside condo, or beach town that I could double my current returns. Any BP members have a suggestion on a broker who specializes in said scenarios? Success stories? I don't want a realtor to fluff up an "investment" because without me having a finger on the pulse of the areas I am looking into, my projections could be drastically wrong. Any feedback is welcome!
