I have an investment selling/closing December 28th, I originally was going to roll these funds into a JV with a friend but they had to close sooner than I could get the funds, so that fell through. Now I am caught in a pickle and can not find any decent asset to dump these into. Any suggestions?

Under contract is a 12 unit apartment in St. Petersburg FL, 300k below market. Great seller financed and interest only for the first year! Plan is to cosmetically flip units and paint trendy mural on the building. Decent area and well maintained building. Hold period is minimum of 5 years. This will be a cash cow. Seeking 550k at 8% interest paid monthly for downpayment and rehab costs. Safe return and investment as this is being purchased way under market value. Willing to give some equity to the partner as well. Please message me back if interested. Thanks.

A good friend of mine recently got a 10 unit in St. Petersburg, FL under contract. Seller financed and around 300k below value. GREAT DEAL! He is needing funds for the rehab and downpayment. How do you network and throw deals out there without getting in trouble with the IRS. I know lender would get second position on property for 550k at 8% interest paid monthly but I am not sure what is breaking the rules and what is safe? If it's not my deal, would it matter?

Yesterday I made an offer on a Lakeland, Florida 16 unit apartment. I am in the process of selling two properties and rolling them over (1031) to another. The counter offer wanted a 30 day close, and I just dont think I could make that happen, and I would likely lose my earnest money. The deal was seller financed at 5%. I think rate could have even been better. I think someone here on bigger pockets who is local to Florida might find it interesting. My very good friend was playing broker for me and I was really hoping to make something happen, but it just would not have worked.
