First Short Term Rental Advice
Hello all, my wife and I are new to the short-term rental game, but have had long term rentals in the past. We have the first unit of a three-unit property go live this week. I wanted to see if fellow hosts can provide feedback on the listing to see what we could improve upon. I will include the link below.

What is your opinion if a potential tenant requests to stay in your unit for the first two months, after that extend the stay outside of AirBNB? We have the proper insurance for a short term rental on top of the AirBNB insurance. I don't see a downfall at this time, but want to see others opinions. We would have the tenant sign a short term rental lease.Most Popular Reply

Looks boring. You need way more art on the walls, colorful anythings and knick knacks. IMHO. There is so much blank white space it is sterile.
I would NEVER rent to anyone over 28 days as a STR. If they were traveling physicans or something then I would look into it, maybe.
You could get someone in there that just won't leave and won't pay. I don't know what the laws are about rent moratoriums there, but there are horror stories in many states where people just stay and don't pay.
Anytime you have people in there over 30 days, they become long term tenants. That sets you up for misery.
