What is your must have STR feature?

What is your must have STR feature that you feel makes your STR's perform better? Examples: hot tub, extra bathrooms, game room, certain type of decor etc. Are there any you feel you have seen a direct positive correlation with having or have received good reviews because you had them?

    I only invest in the Gatlinburg market.  My rule of thumb is, if the property doesn't require flood insurance, I am not interested.  In other words, I only buy cabins that are on fishable creeks or rivers.  I find that these properties are always in demand.  I did break that rule one time, to buy a cabin on a mountain top with a wonderful view.  

    Certainly vacationers want the standard list of amenities - pool tables, hot tubs, arcades, WIFI.  You have to have these things just to perform average.  But you aren't going to improve the underlying value of a property from anything you can pick up at Best Buy or Wal-Mart.
