Mitch Barnett with Barnett & Hill has been recommended to me before for property management.  Mitch is a good guy. I only have a few properties there though so I just manage myself, so I can't specifically speak to experience with their PM, but others have spoken highly.

I'm not located in Abilene but used to live there and have some properties there.  I've used Daron Pacheco with Howdy Media for photos -(806) 215-0011.  He's been pretty good and gets back fast.  I don't have an interior designer recommendation unfortunately.

Congrats on getting licensed.  I live in DFW now but grew up in Abilene and do a lot of business there.  My biggest mistakes that have cost me dearly have all been contractor related, so my advice would be to vet your contractors as much as possible.  Lot of crooks in this business.

That being said, Abilene is a great town to flip or find properties that still cash flow.  I like doing business there. Best of luck to you.

In your opinion what do you think is the best property to start with? A flip, single family rental or small multi family rental?

Personally, I would start simple with a single family.  Do a few of those and get some confidence, make some mistakes, etc.  Then scale to multifamily eventually if you want.  Look at lower ARV properties 200k and below and you'll probably find some that can work as a flip or a BRRRR even with current interest rates.

I also would recommend meeting with a lender and describing your goals.  First Financial has been great to work with for me in Abilene.

Post: Done with Stessa. Where should I go?

I've used Stessa for a couple years and I just can't take it anymore.  My bank connection breaks multiple times a year, and we are going on 2 months with no offered solution from Stessa other than they are working on it.  I use a regional bank and it seems like Stessa needs you to use a large national bank to not have consistent issues.  I have enjoyed Stessa's interface but unfortunately it is useless to me if I have constant bank connection issues.

Does anyone have any recommendations? I manage a small rental portfolio that I am slowly adding to, and also have a few flips going at all times. I have seen REI Hub recommended on here, but I am unsure of their ability to work with local banks, so if anyone has any experience they can speak of that would be greatly appreciated.

I am looking for MLS access in Waco or Austin to analyze a couple of areas. I am a realtor/investor in Dallas and would be happy to return the favor with DFW MLS access, or pay you a fee. Let me know if you could assist! Thanks!

I have a cheap house under contract in Abilene that I originally planned to flip or BRRRR but due to some personal reasons I may prefer to assign it instead. The details are below. Direct message me for the address if you are interested and I can provide access info, CMA's, and whatever else you need.

Zip Code: Abilene, Tx 79603

SF: 936 Year built: 1959

ARV: $120,000

Rent Rates: $1200/month.

Rehab Estimate: TBD by buyer.  It needs a very full rehab.  All majors, full cosmetic, plus siding and windows. I estimate 75-80k

Asking Price: $15,000.

Check with your own insurer first @Bailey Rentz. A lot of insurers have gotten into the STR biz.

Otherwise, Proper, CBIZ and Foremost.

Like @Trent Reeve says do a search and read up on this topic.

We received a quote from our current provider that seemed very high which led me to asking for company recommendations. I did search in the top right but I guess I did not look hard enough.
