Furnished Rentals (Mid-term) in DMV Area + Delaware

Is anyone in the DMV area (I'm including Delaware in this as I make a lot of trips out to Newark, so I'll be interested in hearing about it as well) successfully doing furnished rentals in this area? I'd love to hear about your strategy for mid-term rentals and why you went this route as opposed to short-term. My guess is a combination of regulations and less turnover, but who knows. Or maybe you're doing both with the same properties.

I'd also be interested in hearing if you targeted a specific niche (nurses, military personnel, ect.). If so, why?
