We have 25 properties and about 50 listings. Does anyone have a recommended property management software (PMS) that works well with property management companies like ours that is working towards 100-200 properties?

Quote from @Villy Ellinger:

I use OwnerRez (OwnerReservation) and love it. It will do fine for 50 properties for a lower price than most others. The property management statements access ect is not as good, but the affordability and flexibility aspect is great. If you are looking to get really big than you might want to invest up front. Escapia and Streamline have a ton of capabilities, but the price tags are much higher. Escapia is not as easy to interphase with other software as they make it sound and if you are transferring data from another system, it is not as clean. I know that a number of property managers use Kigo. I looked into it briefly. It was too pricey for my needs, so I didn't dig deep enough go figure it out. Many like LiveRez. Honestly, I couldn't get them to respond to my questions. Maybe they only deal with bigger customers.

Good luck!

@Gi'angelo Bautista happy to offer some insights here into my experience with the above mentioned systems at scale. All will have unique benefits to weigh that are specific to how you run your business as @Luke Carl mentioned. Personally, after having used all of them at one point or another over the years to operate a portfolio exceeding 200 properties, which consisted of a mix of owned, revshare, and arbitrage. I would say that although they all have their own limitations, I would recommend Streamline as the most comprehensive and flexible. They are all suitable for a majority of the main features such as channel management, automation tools, open API's, etc. The real differentiator at scale comes down to the capabilities of the accounting back end. If you are targeting to scale to 100+ properties, I would urge you to adopt the software that will support your future requirements sooner rather than later. Jumping from system to system as you grow and they no longer meet your requirements is unproductive and painful (trust me I would know). As @Villy Ellinger mentioned, regarding cost benefit, I would advocate that its well worth it, though it will obviously cost you more in the short term, it will absolutely save you major headaches in the long run. Feel free to message me if you need any deeper insights into any of them, always happy to share my experiences
