What is Self-Storage?!
At a self-storage facility a customer rents a garage-like unit on a month to month basis. The tenant uses their own lock and has sole access to the unit. This means that the facility does not provide bailment (no care, custody or control over the tenants stored property). Units can not be used to conduct business out of, or to live in:).
Renters that don't pay or break the lease can be locked out of the facility. Because they are not residential tenant their units can be auctioned off by the end of the month without an eviction process, provided that proper procedure is followed.
What Will be Covered in the Presentation?
This presentation will assume zero familiarity with self storage investing and function as a primer on the topic.
First Bill will briefly explain the history of self-storage and go over the aspects that make it unique from almost all other real estate types out there.
Next we get a brief overview of the economics involved in owning and operating a facility.
Finally Bill give a brief overview of his outlook for the market and where he sees the opportunities, and threads, for the (aspiring) self storage operator.
What Will NOT be Covered?
To cover all of self storage in any type of detail you'd need a multi-day seminar. We know, because we attended one of those seminars:). This presentation is intended to be a primer to help you find out if you want to learn more.

About Bill Bellomy:
Bill's Texas based brokerage firm Bellomy & Co, sells and refinances self-storage properties in Texas, the Southeast and nation wide.
Over the last few years Bill have been involved in close to $300M worth of transactions including the sale of one of the biggest independently owned self-storage facilities in Texas in which he represented both the seller and the buyer, San Diego based, Lockaway Self Storage who operates over 30 facilities ins California and Texas.
