New rental for us, same tenants who wouldn't sign a lease are now not paying.

I recently had a thread about this. We have a property that we just recently acquired through a lease option. Long story short, the only tenant would blow us off when we would go to her to sign the lease. Here is her story: She is on disability for COPD. She lives there with her boyfriend of 35 years, and one of her sons and his girlfriend and their baby, plus another one of her sons. None of these adults work, and the only income is her disability. We've had this property since June 1st. The 1st month she paid $530 of her $530, then asked for $40 of it back to get her medicine. The second month she paid $570, making up for the $40 that our property manager gave back to her, August she paid $530 again. Now it's sept, and she's telling us she can't pay because she missed a court date and now won't get her disability until October (which I don't believe). She asked if she could split her rent and add an extra $100 to each month, our property manager said that's not an option. She then called us repeatedly and told us that the property manager said that was ok, and it clearly was a lie. So she is definitely playing us. Anyway, we have a dilemma. As much as we want her out, we told her and will put this on paper that she needs to have October 's rent on time and she needs to have November's rent on time and septembers rent by November 3rd. The problem is, if we kick her out, then the only tenant we have is the garage guy. She was one of five (4 plex + garage), and we were renovating the other 3. We are thinking if she leaves, no one will pay (even if it is late) and then we will have to renovate that unit, and our funds only go so far right now. Any suggestions/opinion?
