@Kenny Smith Love the distillation and just simple display of past 6 mos. Sometimes too much data can be overwhelming. The DOM remain low and desirable properties still selling over list. Curious - where do you get your data? May is not out yet and this does not match the RE Colorado data I track.

@David Heisler Nice find! Diamonds in the rough, but they're out there. Sometimes it just takes being able to see the right opportunity for the right property.

Let me know if you need help with a lender. I've got someone I've worked with on a HomeStyle loan - it's the conventional version of the 203k product.

@Craig Myers Hey Craig - I'm an agent and investor in Denver. I'll echo everything from @Brandon Rush above.

Personally, I build my rental portfolio through house hacking. I purchase homes where I can live and also bring in some rental income at the same time. So, for me it's a matter of where I want to live.

I also think it's important to take on the perspective of a tenant: Who is going to live there and what are they looking for? What are they willing to pay and what is important to them? Close to transit (light rail, highways, buses, walkability), quality of life (crime, sidewalks, parks, schools), restaurants & neighborhoods. A young couple is going to want different things than someone who is single or a family with kids.
