I just had someone removed from a house I recently purchased. They had lived in for 30 years for next to nothing.
I bought the house for a song because I knew there were 2 tax deeds in the chain of title. I tried to evict and they lawyered up.
None of the previous owners had made any effort to remove them.
The people had bought this house over 30 years ago, but lost it right away due to non payment of taxes. They were notified and knew they had to pay the taxes but chose not to.
They didn't pay the mortgage either and their bank tried to foreclose on them but cancelled the foreclosure once they realized the people didn't own the house anymore.
So the people hired an attorney to try and keep the house they effectively had lived in for free for 30 years.
In SC you have to know it was someone else property but are hostile towards true owner. They kept claiming it was their house and they were never hostile to the true owners over the 30 years.
Also the tax collector took "exclusive possession" multiple times so that it broke up any 10 year required time that they would need to claim adverse possession. It took 2 years to complete my Quiet Title since courts. But I gained over 100k in value so well worth it.
