What bookkeeping system do you use or do you outsource it?

I have purchased and rehabbed two SFRs over the last year, rented them out, and refinanced. I just purchased my third and am beginning the rehab on it. I am realizing that my bookkeeping through quickbooks is not as robust as I would like. What is the best system for bookkeeping for rehabs, rental income, and maintenance?

QBO is the software of choice. The main drawback is the monthly fee for the Plus version, which you need for multiple properties. 

If you feel that QBO is not robust enough, I'm not sure that you will find satisfaction in a different accounting software. The main reason that people leave QBO is price.

You might want to get some QuickBooks coaching from a real estate accounting firm that offers such services.
