Rentometer and BP Rent Estimator

I typically use the BP's rent estimator when It give a high or vary high confidence level on the rent when I am doing my deal analysis.  Otherwise I use rentometer.  Rentometer typically gives a 25th percentile, average, median and 75th percentile.  Which one shoudl I typically use when I am trying to quickly run the numbers?

Thanks @Brendan Miller.  Sometimes the BP rent estiamate is good, but a lot of the time It doesn't seem to be able to find the comps or information about the property.  I like it when it works.  I also like rentometer but I just wansn't sure which number to use to be consative in my property analysis.  Thanks for the insight. Sounds like you have a good sytem in place.
