We are not allowed to do garage conversions but we have a 2nd living room.  We added an air hockey table and an Xbox and we have had numerous guests mention both in their reviews and messages.  Surprisingly, the air hockey table gets mentioned more.  You definitely want to do it to stand out but you don't have to break the bank.

I think speaking directly with Osceoloa County and the State of Florida is the right way to go. 

Hello @Dillon O'Connell.  Search for Orlando in the Real Estate Events and Meetup Forum: https://www.biggerpockets.com/forums/521. The Orlando REI Meetup run by @Bernadeau C. is very good.  There is a mix of investors from newbies to very seasoned investors.  There is a multi-family meetup that occurs once a month, I believe.
