Best market location

Hello all,

I'm trying to decide where I should try to BRRRR. Local (San Antonio, TX) would be preferential, since I know this area better. The whole city has sky rocketed in price however, so I'm just waiting for the market to take any downturn.
Do you guys know of a better market currently to buy?

Don't wait for a downturn. Look for motivated sellers or distressed properties that are not listed for sale.

condemned houses, Probate properties, code violation properties. 

Drive by properties looking for neglected properties and send owner a letter.

Properties multiple years behind on property taxes.

Buy a mailing list of out of town owners with equity and send out a mailing to a 1000 properties. 

Just don't wait on the market to change.
