HELOC loans on investment rental properties from regular banks

Any one tried to get HELOC loans on investment rental properties from regular banks. I tried few banks but they said they discontinued to provide HELOC to investment properties as they have more risk. One bank said they can do it on investment properties but if I have more investment properties they cannot do it. Any one has any success recently?. please advise
