Good morning BP members! 

Does anyone have a great comprehensive list of maintenance items for their rentals they would be willing to share? I am wanting to firm up my processes and was looking for advice from a few landlords with experience.

@Account Closed makes sense. Beer and cigarettes seem to be a common theme. Ha! On a serious note, where is the best place you go to obtain docket sheets?

@Account Closed, thank you for the advice. Any other protocols you have in place other than the first, fifth, and tenth of the month?

How do you deliver the notice? Certified mail? Legal (i.e., lawyer)? By hand? 

Anything on the front end (i.e.,  screening tenants) you have found to help on minimizing delinquencies on the backend?

Good morning BP family. 

I am seeking advice on the best strategies for collecting delinquent payments. What strategies do you use that have worked? Which ones have not? At what point do you evict the tenant if they don't come through?
