So my fiance and i are looking to buy another property before we officially tie the not. I have used my FHA loan and currently have a 3 family. We are thinking of using hers on another. Before we do so i was kind of curious we know we have to move into said new property for a year and would have to do the same with a conventional owner occupied loan. My question is if we went the conventional rute after a year would we be able to then use an fha after that year ?

Hello everyone,. I'm in the massachusetts area and i'm looking for the best rates on home equity loans and lines of credit. Built equity in my 1st property and looking to buy 2nd and possibly 3rd need help finding best rates.

Thank you Colleen for your help. The tenants belongings consist of home items and items he uses for work like plows sanders mowers and trailers. This is a multi family and i have been speaking with him for well over 3 months about it. The first excuss was that it was winter and that most things outside were frozen so he would have to wait for the spring. Iv made the decision to wait one more week after speaking with him today and if things arent moved i will have to move to termination.

Hello,

Im looking for advice about a tenant i have that has to many belongings on and in the property. Ive spoken to him a few times about this over a few months and have even gaven him a 30 day note. The 30 days is up today and though he has made progress there are still many things that need to be moved. Ive even gone as far as making a storage space for them. What are my next steps to get this resolved? Is this grounds for eviction? He is a good tenant is some times a few days late though always pays his rent.

Any advice would help.

Thank you Andrew. I haven't made much thought into it. I'm not sure if that's the way I want to go as I'm trying to put sweat equity into the building myself. I'm a carpenter and the building has endless opportunity for it though needs a roof that I wont be able to do myself so I'm mainly looking for that. I thought why not finance the whole rehab while I'm at it.

Hello everyone,

I have a Tennent who I recently kept from the previous owner, he has been renting for the past 5 years. He is a landscaper and plow truck driver with multiple workers and equipment under him. He previously had been renting the unit and using the back yard space as a storage space for work equipment, this was a large portion of the parking area and yard about a 25'x 45' area. After closing on the building and slowly making changes in rent and utilities, I have gotten this area down to a 20'x10' tent that I am willing to allow him to keep. I have spoken to him about an extra charge and he is aware of rules being set for the space. After doing research in my area, storage prices are around $200 a month for this type of space. I'm wondering if there are any types of signed agreements out there or if anyone has a similar agreement with there tenants, what to look out for and what to be aware of.

Hey guys, 

I recently closed on my first multi family in the Worcester, MA area and have some renovations that need to be done including the roof and minor touch up. I'm wondering what you all have found the best way to finance your renovations as far as home improvement loans or personal loans. I have some money in the bank to finance myself though why use my money?

Thank you Scott this is extremely helpful advice. I made sure to not over step when having the conversation with them, like you said I'm not completely in boundaries to do so anyway. Tho I have been living here for 8 months and know the tenant personally so I did want to say something to make sure they were aware as well as they had plenty of time to do so.
