Question for NJ investors.

When does a 30 day notice to quit take affect? Is it 30 days after service? Or is it the next rent due date on or after 30 days? If I serve it tomorrow (2/5/24), should the move out date say by March 6? Or should it say April 1?

@Mike Adams 4 months... thats great! When I was going through it in Essex county in 2021-2022, it horrendous with backed up courts and forever to just get a date. Luckily for me, they left in the meanwhile. So I guess things have cleared up now.

Hello fellow landlords. Do any of you include a hold harmless agreement in your leases? If so, how do you handle renters who may be skeptical? I use EZ landlord for most of my forms. I'm going to either customize it to include language saying it doesnt absolve the landlord in the case of negligence, or I may omit the clause all together. Im in NJ. Any thoughts?

FHA can he used as long as its your primary residence. As long as you dont have an fha loan already, it shouldn't be an issue getting one. Your issues would be with your NACA loan. I know NACA has certain residency requirements for their loans, and the terms are longer than the 1 year for FHA. I believe you would either refinance out, or maybe the job relocation may be an exception.
