Tucson or Northern Arizona to cash flow; traditional or short-ter

I am trying to identify a property in Tucson or Northern Arizona market that would be (1) someplace I would like to have a winter home (2) is a good market for cash-flowing traditional rentals or AirBnb/lVacation homes for snow birds….I am an AZ resident and currently reside in Gilbert, I am intereseted in Tucson because of the amount of time i spend there with all of my family; I can use this as my second home when not rented but northern arizona is apealing simply to get out of the heat. Does anyone have any insights on any of those markets, or someplace else I should be considering that is in Arizona?
