I agree with this approach. In the moment I was a little unsure of how to handle this, this is our first rental but I guess this as with many other reasons  is why BP forums exist, all so helpful. Thank you 

You are spot on! Thanks for bringing me back to reality. 

seems fair. We just heard a few moments ago and we will make decision this evening. Since we are just building out network in the area we do not have “repair man”but worst case scenario we replace and it takes a week or more to get it delivered etc… I’m just thinking ahead but this is helpful and puts me at ease. Thank you for responding  

Hi BP!!! The motor is out in our rental washing machine, to save us the back and forth we are leaning towards replacing the entire unit but in the mean time do leave it up to our tenant to figure out how to wash her clothes, do we reimburse her for money spent at laundry mat? Help! We are at stepping stone and our first encounter like this and do not know what’s reasonable. TIA

@Dan Guenther thank you for your input. I really appreciate the advice, I planned to open the separate account just to help me keep things separate but I had no idea that “co-mingling” was an actual legal issue. Thank you again! 

Hi BP.... We are soon closing on our first investment property and decided we will manage it on our own, but now I need your help. I've read and listened to many BP forum/podcast and it seems like we are going to start with utilizing apartments.com, so I'm looking for some advice on tips and tricks to take the next step to market our rental. The little nuances that keep running through my mind are; the best way to keep things organized, do I open a new bank account for this property, do I make a separate email address, did you get professional photos, etc.. maybe I'm overthinking this all.. any tips? If you manage multiple rentals on your own, is there anything you would tell your "younger investor self" now that you wish you did when you started - simply to make your life easier?

Hey @Justin Phillips thank you for the insight! We just found a place in Tucson but showlow might be the next stop for a short term rental.

I am trying to identify a property in Tucson or Northern Arizona market that would be (1) someplace I would like to have a winter home (2) is a good market for cash-flowing traditional rentals or AirBnb/lVacation homes for snow birds….I am an AZ resident and currently reside in Gilbert, I am intereseted in Tucson because of the amount of time i spend there with all of my family; I can use this as my second home when not rented but northern arizona is apealing simply to get out of the heat. Does anyone have any insights on any of those markets, or someplace else I should be considering that is in Arizona?
