Not how I planned to spend my Sunday! Who said REI is passive…???

So to touch on the subject of my post, I got to mow the grass at my duplex and cut down 5 foot tall weeds, because my mower has apparently not shown up and I got a call from the chief of police on Friday, yay! Also got to go and deal with an air conditioning issue at my other property, Shop vacuuming up water and cleaning up a basement floor! Nothing that I mind doing, just wasn’t in my plans for a Sunday off.

The real item I’m hoping to address with my post is the condition of one of my units at the rental property. I’ve had split decisions with previous feedback, but one of my renters just does not take very good care of his side of the property. He is an inherited tenant and just does not keep up on the place very well. Today while I was mowing, the garage door was up and there is just a huge pile of trash in there, which is a really big problem because the city building sits behind my duplex where they dump trash. So lots of potential critters getting into there. He is on a month-to-month lease and I’ve kept him that way in case I need to get him out, he has always paid each month, but is chronically late at times and I’ve had to serve him notice multiple times. But that’s really my only issue with him is chronic late payments and not keeping the condition of the property in better shape. Otherwise I hardly ever hear from him and I know in hearing from others, turnover is a landlord‘s biggest issue. I’m torn on what to do or how to handle the problem?

Do I force the issue of the lease in keeping the place picked up? Just ask him to keep the garage door closed? Or go ahead and attempt to get him out of there? Cash for keys? Or serve him 30 day notice and let him know we’re not renewing his lease?

    my thought is if the garage is a mess the inside of the home might not be much better.. I would let him know your coming in to change filters check on light bulbs and under sinks for any potenital leaks.
