Communication Concerns with Tenants

Paul Maurer
Posted

Hello! This is my first post with BP and very new to this.

I have just started with my journey starting to acquire rental investment properties. I have purchased my first unit with an existing tenant and everything through the purchase process was fairly smooth. I closed on the property and was working with the current tenant on signing a new lease as they were month to month. I have talked with them in person at the property and everything seemed to go very well, but now I have not heard anything for a week and a half. I left the new lease with them because they said that they wanted to talk over a few things and would get back to me in a day or so. No texts have been replied to and no phone calls answered. I am trying to have the locks changed and a few other minor repairs need to be made.

Any thoughts on tenants not communicating? I am trying to be patient as they do have until the end of the month, but I wasn't sure if this was standard. Your thoughts and feedback are greatly appreciated!

@Paul Maurer have you given them a deadline to sign a new lease? Tenants (and all humans) need deadlines to act.

Tell them that if the new lease is not signed by XYZ date at 5:00 PM then you will assume they are not staying and will begin advertising the property for a new tenant.
