I need some advice. I currently have four properties at the Refi step in BRRRR. One I am doing a cash of with conventional lending. The others I have a choice to wait until seasoning or cash out refi now with commercial lending with rates changing every five years. My conventional finance is my first. Any words of wisdom would be greatly appreciated.

I am currently negotiating term for first rental with property manager.  Is there specific things I need to ensure are in the contract?  He has also asked about what dollar amount in repairs he needs approval from me before moving forward.  

This is a great book.  I live in Utah and invest in Texas.  It's all about the team you build.

If you don't say something your contractor will assume the job is to your standards.  If you use him/her again in the future you will get the same quality.

Relationships are key to success in Real Estate.  Depending on the relationship and the future of the relationship, I would pay more to ensure future business.

GC typically pulls them.
