@Le Jia. Congrats on the purchase. It is very hard to find 200 -330k properties in the Ashburn Leesburg area but they are there. 6 - 7% just C-on-C is not bad in this market plus the appreciation which is strong in this area as you said. I hope the rents go up just a little more. 

Thank you Phil. I will keep those points in mind while renewing tenant leases. Really great points. I am also diamond handing a very little amount of money on dogecoin and AMC lol. Yes it is much better than luxury vehicles. Good luck to ya.

Rental property

It was definitely a good idea to not sell anything before a couple years. Yes this area is very strong economically and is very safe to invest even with little cashflow and some appreciation. If the prices simmer down I think in northern VA people will keep on buying more properties because people have the resources to do that at least in Leesburg, Ashburn area. Don't you think so.

Yes that is a great choice at this time. Hopefully it will come down a little over the next year. Have you considered looking a little farther out towards Virginia or Maryland. I am also looking to buy a bigger 5 or 6 bed sfh somewhere farther out from Leesburg for a good price and more privacy and a little peace. 

Why did you give up looking for primary. You can always buy a townhouse and rent the basement or house hack it in someway to cover the mortgage. @Tariq B
