Messy sublet situation getting worse

I posted that my apartment in NYC was rented ( paperwork) Four days after she moved in  the ceiling fell because of roof work being done.

the landlord has asked her to move out for an undetermined amount of time (2-6 weeks.)

she is demanding her money back -  security deposit plus last month rent . I already returned this month‘S rent to her for the time she has to be away .

She’s saying she’ll give it to me again if she moves back in .
But If more than 2 weeks she won’t move back .
Do I give her money back until I know what she’s doing?

also , If I return it, her furniture is there .
should I charge her for storage during the time she is away ?

Appreciate any thoughts/ advice since renting out my apt . is a new situation for me, especially in light of unforeseen ceiling damage.

Ahh I see, that's a little tougher. New York state is not land lord friendly, who knows what you can legally do. I'm sure you have heard of cash for keys?  Could you make a deal where if she moves out the furniture you would refund her? If she doesn't then you give nothing?  Tell her there is no more option to move back in?
