Better to replace or overlay a roof?
I have a rental property that needs a new roof. I spoke to a contractor and he’s recommending an overlay since the current roof is a single layer. Is an overlay as good as a full replacement? Does it last as long as a new roof would? Any thoughts on how to proceed?
