Georgia Specific Max I can increase tenants renewal
Have good tenant. Time to replace carpet. Wants laminate.
Is willing to pay difference. Was thinking I could increase rent
to cover difference to be paid monthly for year if GA doesn't have cap on increase.
Should add has kids who's hoverboard has already ruined foyer laminate.
Was thinking LVP downstairs carpet up but if they want to pay dif LVP all. Thoughts on flooring?

We like using the TrafficMaster (Home Depot carries this)..still using the grip strip type as opposed to the "click" variety. Home Depot carries both but the one with the grip strip is much easier to put down. These have a 25 year warranty and while not totally water proof they are "water resistant"; we've used them in kitchens and bathrooms with no issues. I've replaced the ceramic tile in my own laundry room with some recently.
Lowes carries LVP but our local Lowes only appears to have the ones that "click" together. One suggestion...if you do buy a "click" variety save yourself torture and make certain the edges are wide enough to "click" together easily. This appears be the difference between the cost of the different available products. Those with thinner edges will drive you nuts trying to keep everything together.
I mention Home Depot and Lowes since you indicate Georgia so I'm assuming you're either living or buying in this state.
And there is no limit on rent raising here. If your tenant is on a monthly lease (i.e., has a "tenancy at will") you would need to provide them at lease a 60 day notice prior to raising the rent. Otherwise it's of course when the lease would normally renew.
