Home Purchase In Sac and or Austin TX

Im wondering if anyone has seen decent homes for under 350K for buy and hold? Im looking for buy and hold but if a fix/flip came my way Id be inclined. Does anyone have a connection with an agent or wholesale that can do the leg work? Plz pm me. 

Also, was looking a new home builds in Austin TX or surrounding areas. Any thoughts guys and gals?

There are still homes in the Austin and surrounding area you can grab under $350K.  Cash flow is seldom positive for the first two years unless you rent by room or can somehow AirBnB (also tough to get permit).  But you don't invest in Austin to maximize cash flow.  Go to Ohio and other Midwest areas to do that.  You invest in Austin because you want to maximize your return on investment.  I certainly realize some people on this site don't invest this way but many do and many are making a ton of money doing it.  The strategy in Austin (as it has been working for 40 years now, which I wonder if any city can say the same) is to buy maybe at break even or just under and in 2 years you will see the rents have increased to get you positive cash flow not to mention tons of equity.  Tens of thousands more than you would make even with the 1% rule somewhere else.  Again, this is not for everyone but there is a reason why millions of investors from all over the world are looking at Austin to invest.  184 people a day moving here and rental home supply is down 65%!  As an investor, coupled with the tremendous job growth, I like those numbers.
