Renting to Tenant with Chapter 7 Two Years Ago

Rookie Landlord Question Here!

I have a potential tenant who makes over 4x the monthly rent. Her past landlords have all said she pays on time and has been a great tenant for them. However, she did have a Chapter 7 discharged bankruptcy from June 2018 and a trash credit report. Would you weight the landlord recommendations heavier than the background check?

@John Hunter She would not get approved by me. It demonstrates no real understanding of 'actions have consequences'. With all the restrictions on LL remedies the only thing left is thorough screening. 

When you are checking past LL references, or employment; if possible find the number online not from the applicant's paperwork or you may be talking to her friend, mother, sister, etc. All the best!
