Buying Several Properties on a Single Loan

I traditionally only buy SFR homes that have at least 3 beds and 2 baths. With the housing market continuing to tighten, I'm wondering if I should open my parameters a bit. I usually stay away from a 2 bed, 1-2 bath houses, but was curious if this scenario is possible:

Is it possible to buy several (lets say 10) small single family homes, all 2 bed, 2 bath. Usually these wouldn't qualify individually for financing, but is it possible to buy several of them, then wrap them together in a portfolio loan based on DSCR?

Interested to hear if anybody else has done something like this, what their experience has been, if they would recommend it to others, etc.

...however, since the collateral for the loan includes all of the properties, what happens if you want to sell one of them?
