@Joyce Schindler Automate as much as possible, but as mentioned, it’s not passive. Priority #1 is to get responsible cleaners, handymen, etc. (unless you’re doing all of this yourself). Here’s some ideas that were suggested to me when I started and they’re working great:

1) IGMS: automates messaging (think confirmation messages, check-in instructions, review requests). If done right this will save you a lot of time.

2) Hostfully: Create a digital guidebook your guests can access at anytime. Put ALL of your rules here so they can be referenced at any point.

3) PriceLabs: helps to automate pricing based off occupancy, demands, etc. This is a bit more involved but still pretty intuitive.

There are many providers for the above, so research what’s best for you. Main thing I’ve learned and continue to learn so far is to ALWAYS be updating your rules to fit what works for your property. Guests will find loopholes, and you’ll need to constantly be staying ahead of that.
