Turkey Properties: Midwest vs Southeast

Wondering if anyone has experience buying turnkey properties or any kind of properties in either the midwest or southeast and knows how they compare. Would love to hear from people that own in both regions. The question is: what are the main differences between those two regions and should I factor them in when buying out of state? Of course the "smile states" have much nicer weather and should have lower maintenance costs however they can also have tropical storms in the southeast which might cancel that out every storm cycle. Investor friendly eviction laws more prevalent in southeast vs midwest? Cash flow vs appreciation? Would love to hear some investor experiences! Thanks!
