How to estimate rents when rening by rooms

Hi,

I'm thinking to buy a new construction singlefamily in a nice neighborhood, where I can expect nice appreciation. I intend to live there for a year then move out and rent it. The house is 2/2 1,500 sqft. And the current market rent would be arount $1,600/mo.

If I rent the house by rooms, how much more rent that I can pull out?

I would check Craigslist and Facebook Marketplace and see what others are advertising for rents for similar types of spaces. Many people go to those platforms to search for roommates.
