Should I suggest owner financing?
Talked with a seller has a few free and clear properties with good tenants. She wants to stop being a landlord, however doesn't really know the value of the subject house and not clear on her asking price.
Should I suggest owner financing? I am sure she wants to cash out.

Why not?! If she is a long time landlord, she probably likes the monthly cash flow. I'd sell her on that point. Go over the expenses that normally come out of rental income, then get her to take a monthly check for less than that amount because she won't have the headache any longer. I own quite a few seller financed properties and they are among the best of my cash flowing rentals.
