Getting Financing for Rental

I have a buddy who wants to rent from me, we have a property and I am currently waiting to hear back from the lender who will tell me if I qualify for a loan on Wednesday. I already own a property so I am having some doubts about whether or not I can secure this loan. How do I find financing for this home. It's 50k that I need.
