My Smart Move applications

Hi,

First time using it. Found a tenant who I want to accept. I was planning on just emailing the tenant to notify them that I'll be accepting their application with information on what I expect from them to transfer the unit to them, but I see My Smart Move has a button, "Make a decision." I can accept, conditional or decline. What exactly does clicking on accept on MySmartMove do? I was planning on collecting deposit and rent directly rather than use any money transferring services the website offers. So... mostly just curious and can't find an answer on their website or youtube.
