Hi,

First time using it. Found a tenant who I want to accept. I was planning on just emailing the tenant to notify them that I'll be accepting their application with information on what I expect from them to transfer the unit to them, but I see My Smart Move has a button, "Make a decision." I can accept, conditional or decline. What exactly does clicking on accept on MySmartMove do? I was planning on collecting deposit and rent directly rather than use any money transferring services the website offers. So... mostly just curious and can't find an answer on their website or youtube.

I rent out several garages. One of the tenants has not paid april or may, and I fear it will be the same with June. 

1. I had spoken to the tenant in april when it became late (the tenant was never late with me before), the tenant stated they are out of the area and will pay on a specific date in mid-late aril when they arrive back (I do accept electronic payment). 

2.The date came and went, I called and left a message, never received a call back. 

3.I followed up via text when May became late. This time the tenant responded stating they never came back, but is willing to mail me cash or money order. I responded that electronic payment is more secure as the money doesn't get lost that way, therefore there would be no argument with who is liable for the lost money.

4. Two weeks go by and I never heard back. I tried calling, left a message and texted stating I never received a response on how he'd like to go about this.

From my understanding rental laws are different between a living quarters and something like a garage, but I cannot find anything about the steps I would need to follow. What should I be doing at this point? I feel as if this tenant will continue ignoring me. Any suggestions on a lawyer (Jersey city, NJ) who can give me some guidance in resolving the issue? Or other suggestions?

I have generated NJ lease agreements, eviction notices and other legal forms with each of the above. There is still a risk that specific lease provisions you want to have are missing from the agreement (say in NJ the “Additional rent” provision is very important when doing evictions, so definitely good to have that). Always good to check with an upto-date attorney in the State for your specific requirements, though the above technologies have huge potential.

I own property in Jersey city, NJ and I want to prepare a lease for when a tenant moves out. I was wondering if anyone from NJ could send/post/show my a copy of the lease they use that I can work off of. This is the first property I own and the first tenant that I would have move out. Any advice or tips would be greatly appreciated.
